Luxury Studio

The Lewis Family didn’t use their garage, and realized they could make thousands of dollars a year by converting it into a rental unit. They wanted a design-forward studio that would command higher rent prices, bringing in passive income to help support their two school-aged girls. The Lewises selected one of Otto’s upgrade trim options and other luxury features like built-in appliances, custom integrated storage, and a decked outdoor space. The final result is a small-space masterpiece! The bed is lofted above built-in storage and closet space, and the ladder tucks away for an open flow during the day. Skylights and a vaulted ceiling add extra light, while artisan tiles in the bathroom make the space feel cheery and bright.

The Existing Conditions

  • The existing garage was extremely narrow and attached to the main house
  • A few of the exterior walls were located right along the property line
  • The garage was created over the course of several additions, creating complex wall and roof intersections

The Design Decisions

  • To accommodate the unique shape and maximize space, Otto designed a completely custom project utilizing local millwork
  • The floor plan is centered around a lofted bed with extensive pull-out storage
  • A vaulted ceiling and clean detailing makes the tiny space feel open and bright
  • Otto added a custom back patio to further expand the living space
