Loyola Office Space

A growing family in Loyola came to Otto hoping to add more space to their home. Given their compact backyard, a garage conversion was the best option. The family chose Otto’s Contemporary Finish package to create a clean minimal space with sophisticated black fixtures. As the project wrapped up, the father got a new fully remote job and the ADU became his full-time office. The family also uses the space to have breakfast together and host large family events. And given the close proximity to a university, the homeowners may choose to use the unit as a student rental in the future.

The Existing Conditions

  • The small backyard meant there wasn’t enough space to build a ground-up unit, which would require 4’ setbacks from the property line
  • Converting the existing garage—which was located on the property line—allowed us to make the most of the limited space
  • Due to the garage's proximity to the main house, the walls of ADU had to be 1-hour fire-rated to ensure fire protection

The Design Decisions

  • Floating shelves in the kitchen and hallway closet provide stylish storage and display opportunities
  • French doors bring in extra light, and full-sized bathroom windows create a dreamy sunlit shower
  • Storage area includes laundry connections, which will allow the space to be reconfigured as a laundry nook when the unit becomes a rental
